Next best thing to winning the lottery.

So far I've resisted the urge to "do something because I can" and, instead, accept Jay Leno's advice: "You have to smart enough to know when you've already won the lottery." 

Once you can do deals by phone, then graduate to direct mail with the same message.You may win the lottery and get lucky using some off the shelf letter to an off the shelf list, but you shouldn't count on it.

I almost thought I hit the lottery on this one.  

Ask yourself why do most lottery winners end up broke?

To be mad at that scenario is kind of like those people who say they wouldn't want to win the lottery because of the taxes.

If you need to win the lottery of loan modifications to obtain a payment that's affordable that's a clear sign you need to sell as the chances of that happening are slim to none.

-Have her think of "lottery winner" whether million dollars, it's all gone in 3-7 years.  

There are plenty of stories of lottery winners also. 

I think I’d won the lottery if I were able to invest $15K in a property that averaged a cash flow of, say, $100/mo after expenses, as I’d get appreciation AND cash flow.
