IMOSpeaking anecdotally here; I had 2 clients this time last year rent out SFR both in Northland, both in Staley HS district. one was a tighter sq foot 3 bed 2 bath traditional split.

.- Low crime, low foot traffic- Access to restaurants, grocery and job (hospital, university, denver tech center, denver downtown)- COC ~5-6%My preferred method to buy is Sub-To, so I would like sellers (and agents) who are ready and willing to consider this.

If you look at their rent price per square foot compared to what smaller apartments or Floorplans get it's very bad.

Before joining this community, I felt like I was never going to have the chance to get my foot in the door of REI.

It has passed it's housing inspection and the Midsouth Turnkey is footing the bill for the rent until the housing office starts paying.

Secondary markets like Dallas/Phoenix are great growth markets but a lot of developers go there so it create a cyclical market where tertiary markets are the opposite and thus more boring linear markets.

Actually, YES, not only MAY the act of simply showing a property factually create "procuring cause" and be inclusive of a protected list, BUT just the action of having sent an e-mail of the listing, client having opened and seen that listing, not ever setting foot on premises, YES, that alone CAN be "procuring cause" and LEGALLY include such property into a protected list. 

Lol, I have a similar story but I got off easy....I had my guys digging footings for a remodel in a little SoCal beach town when we found bones - some good sized ones.
