Jay, I think in a post-covid world people have so emboldened they think they can do whatever they want and face no legal consequences.

And, the longer you wait to act, the longer the squatter stays - and even gains some legal protections to stay while your waiting on a slow court system to act on an eviction. 

So, many landlords legally "bribe" these S8 tenants to move into these Neighborhoods/Properties with free appliances, TVs and internet.

.- Also, you need a legal way to take back the deed if buyer defaults!

Hi @Kenzer Hodgson to @Sarah Kensinger's point above, I'm not a fan of so many people spreading legal advice/insight on the forums, but at least it's better than Instagram/Facebook and YouTube. 

Additionally, tenant issues and legal complexities around eviction can make management more difficult.

But the road crosses 3 other properties for which there is no legal access.
