Show me where it says that you are a Broker in State's eyes if you knock on someone's door and make a cash offer to buy their house as investor or wholesaler who will assign a contract.

 I just interviewed this company and they knocked my socks off!

We door knocked and did not send letters  .. as we found it much more effective belly to belly.

Not knocking them but it's a downside.  

Set up camera's during showings and listen to what shoppers say Eichler was before we worried about energy use :)  in Portland there was a company knocking them off and they were called Rumers and if you stumble on a actual Rumer they will sell at a 10% premium.. they were not full blown Eichler style but close.

Great neighborhoods, great ARVs but the number off the MLS will not work and investors with deep pockets make cash offers that can knock financing offers out. 

I am sending post cards, knocking on homes and scouring the MLS. 

Go straight to the owner's house and knock on the door.

Dont knock din walls or do an ADU.
