That's it, but a) print out a page for each property you think is comparable, b) make the list of repairs long and inclusive of everything you've done. c) Put larger items first like kitchen remodel......and don't just say 'kitchen remodel', list things like 'custom backsplash tile/Bosch appliances/recessed can lighting/pot filler/etc. d) Cite the price/value of the work done, and don't be afraid to be generous.

We do not charge a fee to our members and we do receive a broker to broker fee, but it is up to the broker to pay the referring broker, and GEG opted not to pay us. 

First off, all high skill requiring items let's remove those.

I figure the ones over 50 or 60 years old have already had all the big ticket items replaced.

If they have not, many landlords will give bad references and it will backfire on the tenant.

This is an important decision- I have a few PMs I can refer you to over here.- Depending on your budget, do you want a small condo or larger residence?  

I am expecting items to be found even though there is no visible signs of any issues.I will not be surprised if in the near term the prices fall a little.  

I would advise to look on here and try to connect with a seasoned investor in your area and maybe they can refer you to one.
