I currently reside in Turkey, but approximately 28 years ago, I was living in Long Island, NY.

longboat key limits most rentals on the island to 30 day minimum (that does not mean you can't rent it to them for the whole month but they only stay one week) our complex also limits how many times a year you can rent it out. 

very interesting forum , i happen to have some clients willing to sell medium sized hotels in Seychelles islands and also some property ideal for resort development.

But the really the question is Land and Money in where I live :(

The big island has a lot of preforeclosures, vacants, and land.  

and I know there is some form of cancellation but not this close to the stay and If I could i would postpone 2 days so the first day of fishing is not in snow flurries :)the other major issue for me is POINTS  i earn enough points each year to get 10 to 14 free nights .. like in Puket  or last fall in Lisbon or a few years ago the Hilton Wikaloa on the big island and they upgraded us to a suit that was easily a 7 to 8k perk all for free.
