Extend your inspection period if needed, don’t jump to conclusions until you have seen the unit......but don’t allow the tenant to put you and the seller off any longer, insist on an inspection soon.

Tenant still insists she wants to rent the place and Aaron is afraid she will sue him if he terminates the contract.I advised him to have the home deemed uninhabitable, tell the tenant to remove her stuff, and refund the deposit and any unused portion of rent.

@Mark Anderson, you have to do your own due diligence and insist upon seeing actual expenses, income, current leases, etc.
