Sure, all of the stuff can be found for free, or relatively inexpensive through books, but I am someone that does better with a little structure.

Really depends on what is most important 1) the equity 2) the timeframe, or 3) the rate/terms. 

PM can't guarantee either timeframe or 2300 rental.

Are you not able to give proper notice (whatever timeframe your lease states) and then go send someone to enter the property and see it in person?

The most inexpensive title work is probably from property onion.  

@Karolina Powell..I'm adding my $0.02 as a mortgage broker who does the types of loans you're talking about, works with a lot of investors over the years, and who also has done multiple closes for clients in a tight timeframe/same day/etc. 

Credit reports on individual principals are rather inexpensive and title abstract and examine are not more than a couple hundred dollars.

If it tends to be for a pretty set time frame it may be more of a tutoring/teaching type of situation.I tend to stay out of my tenants' business unless it involves safety of the neighbors or some kind of major crime, so yes, drug dealing would fall into that but most lower level dealers will have more than 1 customer and many high level ones who might only have one visitor are not as likely to have them daily.

A good buyers agent will reply in a reasonable time frame, have your best interest, and give you info/resources that a listing agent wouldn't.
