There's honestly no way to know for certain the work is being completed correctly whether you are local or a distant investor unless you or an owners rep with knowledge of construction is there constantly checking on the work.

@Jarrod Ochsenbein To meet the IRS requirements to qualify for REPS you need to meet the following  criteria: More than 50 percent of his/her time working in real property businesses; AND, More than 750 hours of service during the year.

Now you need to get reps in.

The rep who helped us the second time said it should have gone through.

But the STR option is to get costseg without REP status.

I know it has a bad rep and everyone hates wholesalers, the state, brokers, realtors, you name it.

To make the most of it, I would go on the appointment either way to get a rep, but many appointments are savvy sellers just vetting you.
