While many major markets are showing 90% occupancy, this is an illusion!

Some people fall into the illusion that if their tenants think of them negatively then they are doing a good job being firm.

The ghetto will beat your illusions out of you. 

One person (one that was definitely not thinking) once said "OMG list are amazing" because he sent out 500K mailers out and got A deal, and now everyone without any justification all obsess about lists.List are an illusion!

It is an illusion.

I would also like to add that I have never met a really wealthy successful RE investor that got there from a paid guru program, not to say they hadn't attended them at some early point in their career, just wasn't the guru that got them their.BUT, every successful RE investor I have ever met or know, did work very hard/smart, did network, did read lots and ask lots of questions, did seek out advice of more experienced vetted pro's, did make sacrifices, did take calculated risks, did have high levels of motivation, did understand business, did understand credit and financing, etc....The seminars and gurus give the illusion of delivering these "dids"...but in IMHO they don't

Following up is an illusion!!

All of this leads to them struggling academically and reinforces cycles of poverty and being disadvantaged.I have no illusions of fixing social cycles, using real estate as a charity, or being a savior, but I am keenly aware of the responsibility I have with the power of property acquisition.

I have a dozen of these “ pigs” and it works for me but please don’t go into cheap properties with the illusion that they stay that way.

The buildings are great but I'm under no illusions that it's "A" or "A-" or even "B+".
