One overpriced complex that used to push their fancy gym and community eating areas and that appeared to rather have a vacancy than lower their rent seems to have actually lowered their rates a bit.

My idea: in addition to shared laundry facilities in the basement, what if I also set up a small shared gym (a treadmill/ bike/ rower/yoga area, etc) and a flat screen TV or two and maybe a sofa?

While it is very tempting to spend the day catching up on sleep and Netflix, I'm trying to figure out the best things I can do to help move my real estate investing goals forward.Right now I go to the gym and spend the rest of my time reading books, listening to podcasts, or listening to the BP forums but I'm curious how others would use a free day, especially one that's not on the weekend?

Hi Lynne,Gunshot alley is no place to raise a family.If you want to move quickly and move up to a nicer lifestyle, there are a lot of LARGE Multi-family apartment complexes in the area.Many will have pools, hot tubs, gyms, dog walking parks, Amazon Delivery boxes, and the freedom from having to cut the grass or maintain the structure, and best of all no property taxes to deal with--all in return for one monthly fee.If this is something you are interested in, go visit a few properties (after dark) and see if they "Feel" safe to you at night.https://www.apartments.com/santa-rosa-ca/Just my 2 cents!
