In my (rather inexperienced) opinion, I think it's much like any trade (lawyers, insurance agents, CPA's, realtors, and so on) in REI - some are great:- Responsive- Call / email back quickly- Lots of detail/informationand so on.Whilst others are relatively useless to be gentle about it.I've seen both sides (who thought finding a decent (insert profession here - I've seen it with insurance, accounting, legal, etc.!)

I sprayed them down with some water and gently lifted them up, trying not to break them apart, and sealed them up in plastic bags.

As for foreclosure defense attorneys and their"innovative defenses", they're just another twist on the previous useless ideas designed to acquire paying clients looking for a miracle....you know, the "show me the note",  the "MERS transfers are unenforceable", etc.

Also suggest she moves to an online payment like zelle or paypal where you can request money by a due date to gently remind her and then send ongoing late fee requests to for the late fee as it builds so you don't have to feel you are walking on egg shells.
