Tons of competition out here especially in Scottsdale so I stay out of areas with a ton of competition because I don't want to pay a premium on the purchase and then have to spend a ton more to furnish to keep up with the other STR's in the area.I bought mine in the cities close to where people want to be, but still far enough away that I could afford a bigger house.

For a Mid-term rental, I would say furnishing it with the cheapest but most durable furniture possible because of the frequent turnover.

And if they were renting, I gotta think they'd be looking to buy a home eventually and they'd know they'd need to pay less for rent so they could save money to buy.One thing you could consider is possibly looking at furnishing it and making it an STR or MTR.

You also have higher expenses with STR and MTR, you have all the utilities, furnishings, and consumables to account for as well.Combining strategies with house hacking makes it easier to get to cash flow.
