It probably won't come to fruition but I was curious on what steps I need to take if it worked out.

And then think through what can I control if the worst case comes to fruition.

The bank will certainly not be understanding in a few years if the exit option preferred by the church does not come to fruition, and you will be on the hook. 

But, in theory, if you could fractionalize the market for commercial real estate, and make 1% of the value of that market on an annual business, you take a multitrillikn dollar market and make tens of billions of dollars per year for your trouble.Even if there is a 1% chance of that reality coming to fruition, or even making back the initial investment, it’s still a sensible bet, and a VC will take it.A 1% chance at $10B valuation is worth $100M…  

My question is: aren't you giving up all the value/growth  by paying a  price based on the proforma which may or may not come to fruition?

Nothing has come to fruition with the off market properties.

Grading the property, putting in all utilities, roads, curb, gutter, sidewalks, etc. is a huge undertaking, and can put you over budget very easily if you aren't on top of them all the time.Knowing nothing about the process, having to rely solely on others to develop the project, and bring to fruition would take a lot of faith in someone.

If so, have a conversation about whether the custodian believes that might be a prohibited transaction.What I mean by that statement is there are many parallels between processes in real estate and video production of which I can take advantage: marketing; conceptualizing projects; creating, managing and reconciling budgets; bookkeeping; project management; partnering and collaborating; bringing ideas to fruition.
