I was in the middle of connecting with folks that biggerpockets found I was also friends with on Facebook.

The one thing to consider is that IL and NY are both not landlord friendly states.

We live in the bay area because this is where our jobs are and we have family in the area, but we prefer to invest in landlord friendly states.

A landlord friendly state won't save you from a bad deal.Not trying to be discouraging, just realistic. 

My current flip was bought from a wholesaler in a partnership with a builder friend of ours who has his own salaried framers, roofers, plumbers and electricians.  

I got the property off-market for $250k from a trusted family friend.

I've had friends buy new homes and have more problems due to poor construction than I've had in 'older' homes.
