One of my biggest concerns is what will happen when mortgage forbearance expires and the eviction and foreclosure freeze is lifted.

The non-qm sector has rebounded nicely since the market freezing.

Jorge,Spitballing here, but maybe if you called your bank you can either have the account stop accepting transfers from her bank account or maybe they'll offer to freeze your account or temporarily close it so she's unable to give you money?

Has anyone done a historic rehab reno of their owner-occupied unit that qualified for the Illinois 8 year property tax freeze incentive? 

This can presumably at minimum force a sale on whatever asset the Heloc is secured by unless someone has the cash to satisfy the loan. freezing them seems to be the most common.. i saw a ton of that in the last melt down and I suspect there is a bunch of it going on now.. people just dont realize it because it usually takes the bank 60 days to get the letter out.. they realize it when they go to access it and its frozen.. but did not see a lot of banks actually foreclose.  

Right now many lenders have put a freeze on this type of Lending.

I have evicted tenants who were served prior to eviction freeze and I have evicted tenants after the freeze.

I am just hoping they leave on their own cus it is cold I hope your pipes don't freeze. 

Until banks freeze up if they do.
