Good Day all,I have a property in Macon GA , a 1/4 acre of land with a house and a shed (brick foundation, wooden frame). 

Some things come up that might be hidden which could be piping that needs to be changed out under a raised foundation or something like that for example. 

I don't love knockdowns and that's what you have to do here and a lot of people leave the old foundation and build on top and it sucks.

Piering a foundation can be very costly, if you have unstable soil.

Grow steady and have a strong foundation.

Thank you for your insights, I was a bit vague, honestly, I've been looking at houses since I graduated college about a year and a half ago but life was in the way, had student debt to focus on, moved to a new state with no family or friends and had to build some form of social/work foundation in my eyes when I moved from NYC to VA to make sure everything that I decide I go into the life I am balanced such that I can focus on what I want with all of my energy.I am not moving on from looking at properties, over the time I've been looking at houses I have saved, I have researched, I have made connections with real estate agents in my area, I even studied for the real estate agent test but ended up not taking it for other reasons.

I got a very good price on the building (about $25k per door), but it was a ton of work as in addition to tenant issues, there was TONS of physical distress (foundation repairs, sewer line and water line repairs, electrical upgrades, new roof, and apartment renovations needed for all units). 

However, if the deal is average, waiting to house hack could provide a better foundation for your portfolio.

How hard is it to direct a gutter downspout away from the foundation, cut a stump off a gas line, cut down the giant dead tree in the yard, at least caulk and paint, etc.?

That's how I started and was a phenomenal foundation for the rest of my portfolio.
