Hey Martti, Doing BRRRRs out of state definitely adds another level of difficulty, but it can be done very successfully. 

It really depends on the investor, their comfort level and goals. 

As it relates to habitation exposures, it appears that there may be a leveling off in premiums, rates, and deductibles here recently, but there's so many different variables that it's really hard to make a blanket prediction for 2025 (or the future). 

Your real estate agent will help determine what level of staging will make the most impact on your house and market.They can help you decide if professional staging is worth the investment, or if you can knock it out with their advice alone.

Applicant credit scores should be treated with a high level of care and should not be handed out when they aren't assured that you are locking them up and taking due care with private and sensitive data.So, many places, including the screening company we used for years before moving to a PM, provide a suitability score rather than the actual credit score. 

There's many other options in real estate such as syndication and note investing depending on your level of involvement. 

I would recommend getting this level of detail from whoever you buy from.

Yes, definitely at the mid to senior Leadership levels.  

I put the odds at 97% an investor does very well, 2% that through no fault of Praxis' the housing market and/or the economy enter a tail-spin due to inept political leadership at the highest levels, and 1% that Brian is the biggest fraud ever to fool me. 

It's great for managing at the property/unit level, but unfortunately, falls short on managing finances big picture once you add more property.
