Finally they started pressuring me to buy $5-10M properties that I didn’t have the money for and they started trying to get me to buy their other program for another $8000 to learn how to raise money through partnerships and I was just done.

The result?

We'd spend about 2 weeks delivering all the bundles and I was the "free" labor until I finally negotiated 10 cents a bundle from my old man.  

Finally, get Turbo Tax business and also the 1040 version you need.

I’ve found better results using my acquisition framework in the 10-50 unit space where there is one, maybe two owners.  

That window of course has not yet opened due to the fact that the new plan is not finalized.

SO that will result in a lower monthly payment.  

End result here is that whether or not the new property was eligible for a 1031 exchange you were investing inside a qualified retirement account. 

It took quite a good time (~6months) even with a property manager but finally found the renter after rent decrease by 200$.
