That's where I would focus, not on BK or short-sale, those are X-Y-Z level plans and I'd focus on D-E-F first BUT.....

Unfortunately, a lot of lenders tend to operate better with certain types of projects, which is also true in the inverse, that lenders that operate better with F&F or DSCR tend to struggle on the underwriting with other types. 

Job situation currently:Quick background, running an IT business for 3 years now, makes about 150-250k gross per year, struggle to find the right employee to help so it takes my time m-f 8-5.

If that's true or not, I do not know.After reviewing the ~60 page tax document for that year, it looks like she added the following:- Schedule D, Line 10 ("... all Txs reported on Form(s) 8949 with Box F checked") = Adjustment which equals all profit, excluding depreciation, and then the only gain was the depreciation.- Form 8949, Box F is checked, as I received no 1099-B.  

Blue, Green, Yellow, Orange, and Red are A, B, C, D, and F, respectively.
