Just do your homework and call around.The legal and ethical requirements in selling your own property (whether you are listing it or not) are extremely heightened and everyone will hold you to an incredibly high level; that goes for flips or rentals.

They want high volume agents to generate income for themselves, and increase their stats.Yes, as a Realtor (not all agents are Realtors), you have to abide by the Code of Ethics. 

Good question mate.Been in the game long enough that I can sell till the "cow's come home" lolOr find a way to convert, monetize, optimize, etc...It's against my ethics so I choose not to.And I've done my fair share of charity and still do to this day.Feeding the poor per seBut I refuse to "Feed" the lazy and ignorant (And wealthy) with free information that took blood, sweat and tears and years to get.I'll let the guru's monetize on such folks with their books, guides and masterminds lol

Everybody has to eat so I'm not going to go into the ethics of it but you have to go into this eyes wide open that public adjusting like this is not, in my opinion, a job to use to get knowledge and experience in property management.  

I've had clients buy without ever seeing the place or seeing it hours before closing...the right boots on the ground is key but, while most realtors are ethical, no one has more invested in your long term success than you so don't rely on information from others who could profit from it.

The issue with good people and landlords that do it 'part time' (as is the majority) is that we want to apply our 'good' ethics to a situation or person that doesn't follow these same ethics. 

I am not denying that there are happy customers out there who probably got LUCKY and got matched with an ethical, fair, and intelligent CPA firm that came with their own team, but that is LUCK.
