I would go a step further and say there is a Thought-Cancer in US Society today that people feel there not only entitled to affordability, but that it's focused to and for THERE "affordability".

This doesn't come cheap--these folks were making high six to seven figures depending on volume.We focused on lending to professional real estate investors--so our customers were frequent repeat borrowers. 

Live in a unit for 6-12 months and move out and rent all of the units.Then refinance the property into a conventinal loan freeing up your entitlement and buy another property. 

Folks just need to understand things never stay the same..

I know of some folks in KC and Memphis doing new builds like this, but they are doing it within a much larger and long-term project that includes upwards of 300-500 units built over the course of 5-10 years.Assuming you're looking in Columbia, do you have a "B+/C" neighborhood in mind?

Some folks love that, some don't. 

Many of them might be skilled folks but they are not always the best estimator and business person. 

I certainly can see how this all happened though Guru's charging folks how to be a synidcator so lots of beginners.. then of course competing offerings and knowing how investor gravitate to the highest returns without really understanding the risks etc.

Once there is enough equity, you can refinance it on a DSCR or Conventional loan so you can use your VA entitlement again to purchase your SFR.
