You have to dig a little deeper there are questions that need to be addressed and VOE's filled out with specifics in order to use certain incomes and "stipends".Similar to a traveling nurse who get housing, meals, and other income. 

@Daniel Hartz...it would have been easier for suggestions if you have posted the address so some of us could see if there's more equity than what is being stated.  

To address this I took detailed pictures from beginning to end of my most recent flip, documenting that we did a thorough job using quality materials.   

You have to fill out something on the property page and they send you postal mail to your address to which you have to enter a code.

Additionally, those forced to relocate due to the fires should update their address with the IRS to ensure they continue to receive relevant communications.

Assuming it wasn't addressed in your PSA specifically then it likely should be them, but the reality is it is likely you.

I do it myself and takes 20 to 30 minutes a month (did it yesterday for Dec), with about 7 of those minutes for 1 property in Blount County, TN which requires the form to be manually filled out, write a check, address an envelope, scan doc and check for my records and walk it to my mailbox.

Prompt, great communication, efficient ... and most importantly they are 100% legit 😉
