Real estate transactions, especially flips, come with specific tax implications such as the potential for dealer classification, short-term capital gains, and cost allocation for renovations, which can significantly impact your tax liability.

So happy for my investors hopefully the rest of the transaction goes smooth so we can get it all locked in and they will have one more property in their portfolio than they did a few months ago.

The PMS around here are pretty terrible, I've worked with a lot of the larger ones in Cleveland and I think they just take on more properties than they can effectively handle and don't hire enough additional employees to make it work. 

My chief complaint is the lack of communication and an actual project management plan... thats good news I know some lenders get pretty concerned when construction is so slow.. but sounds like a great deal and I know RTR will be there every step for you guys.. did not realize they were the conduit for this transaction.

Having dual licenses, loan origination and real estate, has got me involved in most parts of the investment transaction.  

If that happens during the spring, this is could be a devastating RE transactional year.

Don't trust what ANYONE tells you about a market without solid data to back it up - this includes claims about how many transactions they've done or a single example (that's often from several years ago). 

Most investors on this forum are obtuse to the complicated nature of macroeconomics, cause and effect.
