I followed up with an e-mail of the pictures post-tenancy and that was the end of that.

e=pnKjwj<... have started writing letters to parcel owners to make them aware of the issues generally and a QR code for photos of their specific projects.

Are there any brands you recommend or would stay away from.

I'm originally from BR and still invest heavily and lend there. 

I tend to find my own properties and deal with the realtors directly but having a realtor if you are brand new to the area, is helpful. 

If you want something more suburban, towns like Easton, E Stroudsburg, and into Lehigh Valley may still have some options less than those other areas.

The apartments didn't look like Class C but looked to be brand new nice complexes with amenities: pool, gym etc. #1 has been in business for 10 years, not enough for a full estate cycle and #2 said they've been in business since 1988 (or at least some of GPs involved). #2 I may have considered (apartment buildings on SoCal or real estate debt fund).
