Slow and steady still wins the race, and leverage is a double edged sword that can get you in real trouble if you don't respect it.

With principal pay down and other metrics you can hit double digits for return.

It takes double the money and triple the time than you initially planned for.

It doesn't happen much and probably won't be a process lenders go through in a systemic search until we hit closer to double digit rates on those 2 and 3% loans.
