I have some friends from school who could be my feet on the ground and may be interested in being the property management part of the business, but I would still be able to get out to the area and get my feet on the ground as well.2) Go turn key on a “distant state” (5 hour plane ride) using a turn key company, coupled with property management, but their seems to be a discrepancy between appraised value and what the turn key companies need to get their profit, so appreciation on resale would be at risk3) Partner with a great property management company (although figuring out if the property management company is “great” is a whole other thing) and find a property on my own or link up with a BP wholesaler on a “distant state” property.

If you lose the house and find out someone got the work done for $60,000, would you be unhappy that there was a $40,000 discrepancy between the off the cuff budget you got and the actual costs?

After doing my due diligence by looking through public records, I have found out that there is a huge discrepancy in the advertised lot size, the tax record size and the actual size by 40%.

I assume the reason for the discrepency here is because due the garage space not being counted as living area, the bi-level has to be listed as only being 1500 sq ft.I'm thinking about converting the first floor into a living area, connecting them with internal stairs, getting rid of the external stairs, and just keeping a single small garage bay.

., ABB rent vs VRBO rent), so I could pull platform-level data via item-based reports.Regarding sales/occupancy taxes, if the booking platform collects and remits them, I personally wouldn't enter any of that info because 1) it's a pass-through that doesn't affect my books, 2) it doesn't actually touch my accounts, and 3) it creates extra work that is unnecessary but creates a source of errors and discrepancies within my accounting package.
