It is worth noting that sales price continues to climb but with more options available to buyers and the daunting weight of increasing interest rates, buyers have the ability to be more discerning with home purchases in the MSA.  

The first floor had water pouring down some walls, but by the end of it, there was no discernable staining or warping or bubbling of the ceilings (as of now, writing this post a few hours after this happened).

I look at the DISCERN criteria for each location.

@Brandon Road Agree, some barely discernible change but not much to get excited about, or worried about depending on your position in the market.

.- Easy to deal with (this requires some discernment from you)- ± 30 points from 700 - Tenant doesn't kick up a fuss when you ask if it is ok to have their parents credit check and background run (± 30 points from 700) - Good landlord references - Can they afford the rent as a whole family and what is tour X ratio (I would sure hope so even in CA)Obviously, this list can go on and on. 

The concept is easy... the ability to discern the difference of the benefits from each strategy is the biggest difference for you as a RE Investor and what will work best for you!

@Todd Pultz- So you may be smart enough to discern what is truth and fiction but that is sadly not the case across the board.  

As a great judge of character,  he was immediately able to discern via email that he could trust me.Makes me sad what people are willing to do to each other for a few hundred bucks

They could provide you their previous tax returns showing their income from the rentals... which would be better than bank statements from their business because it would be difficult to discern how much of that money they get to keep.
