The only cost we had aside from closing costs was a lock change fee of 70.00. 137% straight profit, annualized from the 60 day time frame to do the deal, is 822%.The last one we closed last week was a really bad note in a very rural spot in Indiana.

If you have a lower rate locked in currently and have no immediate needs for additional capital, then you should wait.

One caveat is that your investment will be "locked up" for three years in the fund unless you use it to buy an individual note from them.  

Start talking to investors before you lock up a deal.

IE at the time if you built on all the hundreds of thousands of lots there you would have perpetual grid lock not to mention water quality etc etc.

The lock off doors at Banyan probably play a big factor in the pricing of those units as they offer the ability to rent the units separately. 

One of the (many) mistakes I have made in my syndication investing career is to get too locked in to an operator, a deal or a strategy. 

Also you have locked in to a low rate and currently have a decent cash flow.

When the rental was published, they added a mechanical lock with the house keys inside.
