Stay away from Philly as their laws are as tricky as NYC's.I would strongly recommend you purchase something within an hours drive from you so you can learn on the job as a landlord.

I also have this same question about a Multifamily deal we have where we will need to purchase land before approvals.. you’d think being in this as deep as we are we’d know this answer but, it’s actually proven to be a pretty difficult thing for me to come across even with speaking to several people in the industry.. my own mother is 32 year lender.

I have no clue on the deals and the deep dive into these is above my pay grade.. but I can say that deals that subscribe in an hour or so .. then little to no due diligence is done  at least deep due diligence .. and its the herd mentality.and I can only harken back to Realty shares heydays with Nav Athwal..
