Rehab cosmetic and landscape What was the outcome?

We created new back entrances to the parking space as well as updated all the cosmetics and did over $40,000 in new landscaping and concrete.

If I sell this property after making minor cosmetic repairs, the gain would be 50-60K.

We purchased a cabin that was passed up by many other investors, because it needed cosmetic rehab - new floors, stairs, paint, etc.

This is my "Buy box" for this market.Single Family Homes where I can add value, so I am comfortable with any that may need minor or major cosmetic work.● Location: In and around Montgomery AL.

When people say I am going to do the renovations myself, they usually mean doing everything without proper permits and then they get screwed when they go to sell.If you can find a house hack where the side you will live in needs cosmetic, direct replacement (no permits) work, that would be ideal because you can do both by living in and soft-flipping your side while getting income on the other.

If I were you, I will buy a house with cosmetic work and learn the business first.

Thank you, and thank for details advice, I really like have no option period, in some of our offer, I think we should have done that, since we don't see much issue with the house except cosmetic, and even though there were issue with foundation and plumbing, they have been fixed with high reputation companies and with transferrable warranty too.

My first flip here in Chicago went smooth, simple cosmetic renovation, but then followed two average to below average flips...so beware no to get on a high horse like I did!
