Second position DSCR does exist but rates are even worse than HELOANs, I'd expect 11-13% right now.Getting a simple cash out refinance sounds like the simplest option, but if you can just get a large first position HELOC only that would be a pretty convenience deal.

If you’re planning to hold the property long-term and want to avoid potential roofing issues down the road, I would lean toward the standing seam steel roof.

I know I am going to make mistakes and wrong assumptions, but I hope to lean as much as I can so I don't make them anymore!  

Lean on these forums whenever you have questions. 

It tracks on the normal real property market curve and doesn't lean overly left.  

And it's convenient for life if you use your personal bank account, you can still have one app for rentals and paying friends.-  Con's:  Nothing about the software per say, but about the landlord experience. 

There is also PayPal for convenience (though potentially higher fees) and Atlantic Money for fixed-fee transfers.

I'd lean on buying points.
