You should see principal pay down and tax depreciation but you are not gaining cap compression or anything else.Just go into this with a clear understanding of what you will be getting for your money and how the investment will look over the next 5 years.

You are trying to accomplish several objectives:To be affordable to the widest possible audience.To be safe from Class A compression that will eventually come due to eventual over-supply.Product that is good enough, young enough, not functionally obsolescent.And, obviously, you want a fairly stable/manageable tenant base which makes you money...Generally speaking, all good things happen somewhere around the golden mean.

Hello All...I am interested in peoples opinion about markets around the country where you can still find good cash flowing apartment buildings...With cap rates as compressed as they are now, its getting harder and harder for a project to cash flow.I would love to hear peoples opinion on where the good stable cash flow marks are these days.....I am talking about markets with a enough people in them to facilitate being able to find a good property manager and also a market big enough to have enough of a population base to supply a supply of tenants to keep it occupied.

hi bp'ersi am trying to find a loan for 90,000 but my debt to income ratio is a bit high as i've been putting most of the profit from 14 units back into them. i've aquired them in the past 2 years so it's been somewhat compressed. they're all rented and i'm pulling noi of approx 2500/month.i have 30k cash and i'm looking for help. this would be for my primary residence. believe it or not, the house is being sold by my ex and i don't want my kids to have to move so i waould just move back in once she's out. the house is in a top school district and in a desirable location. it would definitely appraise around 120k.thank for any help!

The compression that I made was that while a broker /realtor has to be licensed and work under certain rules and guideline, there is nothing regulating the wholeale business.
