I’m getting ready to make my next move in 2025 and I’m contemplating on staying here and buying a multi family property as an investment out of state (only an hour away) which would be a lot less capital and have a lot more land lord friendly laws or buy another multifamily as a primary residence locally and hack that property I’m single and live alone.

My current options: rent out the current 4 bed 2 bath house that I own and live in so I could move into the 300k house and remodel while I live in it.

If the inspection reveals a bigger problem, either you can try to keep the deal alive by offering a seller credit, which could motivate the buyer to move forward, or the buyer walks away. 

To move forward, determine whether you prefer local or out-of-state investing, cash flow or appreciation, and self-management or hiring a property manager.Good luck!

I need some advise from you all before i move forward.How do you make the mortgage payment?

This tenant is a problem tenant and should move on somewhere else.

Whenever they decide to move out, a full rehab will cash flow even better.

Look back and evaluate good moves, bad moves.

I've stayed within this niche moving forward which has helped me to focus and find deals easier due to my familiarity with the niche as a local investor. 

This is my first investment, and I've learned a lot from this experience so far, and I'm ready to keep moving forward with new projects.I am interested in investing locally in Denton County and the surrounding counties.
