While the are living there, they are going to be going through the property with a fine tooth comb to see if there needs to be any repairs done so once I get a normal renter in there, the repairs should be at a minimum.

Okay, so here's the deal...I combed through the list with my husband, my contractor and my father: 50% of the items are legitimate, although very small (e.g., no drain stoppers); 25% of the items are either innacurate or extremely exagerated (for example, the "non-working radiator with exposed wire" is actually working (perhaps she just didn't know how to turn it on), and the "exposed wire" was actually a CABLE wire near the "radiator"; and the other 25%, we are still deciding if we're going to fix/change or not.
