I've noticed that properties with virtual tours tend to get more engagement online, and investors/agents who use them often say they help attract more serious buyers and renters. 

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

There are those that will tell you they can do something up front, then proceed to take 45 days to close and ask for more documentation than a Fannie and Freddie loan.Then there is those that act as private money and can close in 5 days!

In Texas, as a licensed agent, you’re generally required to use TREC-approved forms for real estate transactions unless an exception applies, like (I believe) leases longer than 1 year or where no TREC form exists.

I partner with a rockstar contractor and a top level investor friendly agent and if we buy right and nail our numbers, there is plenty to split at the end.
