Yesterday I spent 4 hours at my new build project with the under house cleaner ( which as we know is not the most fun) .. and doing warranty work ( I am the warranty department since my GC  wont do it my wife wont do it etc).

My cleaners found proof of Arbitrage (2 IDs left), smoking (marijuana found) and my dish washer is broken.  

First, get your systems in place - automated messages, check-in/check-out experience, find a great cleaner, supplies, and make the place look nice and take great photos.

The ones I have heard of/tested are as follows:Beyond Pricing, PriceLabs - are automated pricing toolsLodgify - is strong in website development (if you want to drive direct bookings) but from what I viewed are not as strong in the management toolsYourPorter - Cleaner communication toolOneRoofTop - decent tool set, heavy lifting, questionable sustainabilityMyVR - expensive but decent tool setBookerville - their customers love them, their technology appears to be old school (so does their name)I too am on the hunt for a solution because I want to become more passive, moving away from the daily grind of working "in" my business so I can work "on" my business. 

I would run away from this guy as it seems like this guy is salivating at the opportunity to take you to the cleaners.

I do plan on documenting any and all damage or expected damage and claiming upon cleaners getting in there.Appreciate all the feedback.

We are currently using Lodgify PMS to manage our 5 STRs but one big missing feature is the ability to send a SMS to our cleaners on bookings, cancellations and day before checkouts.  

This morning I hauled 3 truck loads of trash out of a recent vacancy because no one else could do it on short notice and the cleaners were scheduled for this afternoon.

It's the rare person that keeps their car cleaner than their house. 

Id think the toughest aspect is making sure folks mesh well and either a cleaner is paid or there are set instructions for cleaning on common areas.
