@Sara Taslitt Older properties can pose a problem if they were not maintained well, but they can also provide the charm that some newer properties won't. 

I've only had to do that once, but it worked like a charm with nightmare tenants who had cut off all communication after skipping out.

Trying to charm them to stay with low rent is usually for naught .
