If you don't care about making money as a rental, that is my recommendation.

I had the opportunity to talk with the owner and he's a great guy, he did his best to make sure I was well taken care of. 

I would be careful how you go about this one.

I try to be in the luxury market and also try to steer away from young kids (my only real damage has ever occurred from them, or should I say parents that don't watch their kids, and they drive the people crazy in my community pool, again, because people don't seem to care to ensure their kids don't disrupt others).  

I use problems like this to go an check out the problem and then the entire property while I'm there, looking for other problems, but also assessing HOW the tenant is taking care of the property.  

I do own two triplexes in Scranton, and I will say the one issue is that you are going to be taking care of the utilities normally if they are not on separate meters, which could take a good amount of money away from your overall cash flow. 

Similar for pets.Especially in the city of San Diego, I would be careful about violating the tenant protection act.

If you're insuring a home to replacement cost, insurance companies don't care about appraisals or what the home is worth.
