Been thinking a lot about interest rates and the future.The average rate since 1971 is 7.76%We may not be as excited about 5-6% interest rates, but almost every other era would be excited about the opportunity.We are seeing new home starts slow nationwide (300k less per month than this spring), and we still have a housing deficit across the board.

In spite of the surge in jobs in March, total payrolls are still 8.4 million short of where they peaked pre-COVID (with the leisure & hospitality sector, all by itself, accounting for 3.1 million of that deficit).

It amazes me that people will sit down to a 'healthy' acai bowl and wolf down 700 calories and 60g sugar because they're lured in by the marketing of a magical Amazonian berry when they can grab a handful of blueberries for a couple of bucks.Lastly, though, I'm all for using real estate to fund your true passions, whatever they are.

A part of that is Covid and a part was the addition of $7,000,000,000,000 in new national budget deficit, but over time, Berkeley's incessant regulatory assault on homeowners and property rights has prevented thousands of new condos and rental ADUs from being established/built.

This sounds logical: You know that you're eating too many calories, and moving at least a little bit more couldn't hurt either...Unfortunately, the "eat less, move more" advice forgets to take one fundamental question into account: 'Why are you eating too many calories in the first place?'

Example: I want to lose 30 pounds in 90 days...that means I need to lose 1 pound every three days.. to do that I need to work out 45 minutes per day, track my calories daily and consume no more than 2000 calories per day, ever 3 days I should be 1 pound down4.
