You could have a crappy list (it's a static "cold" list), your message could be all wrong, targets may have fatigue from too much solicitations by others such as the absentee lists, which get pounded.

In sunny CA you may only need the pylon to be deep enough to support any anticipated static loads.So rather than a contractor you may need an Engineer.

As someone who's business is based on high prices charged for quality work, we see the reality of flipping in Denver without trying to paint with a broad brush, but the facts are that too many flippers make their profits off the backs of their help, they do so much under the table, with the cheapest, unlicensed labor they can find to do something good enough for it to last long enough to get sold.

If they brush you off or return your call two days late, that is what you can expect when you sign with them.2) Are they willing to send you the management agreement and lease they use prior to signing so you can review it?

This works well for static investments such as private placements.  

People can't paint all the landlord tenant laws with one broad brush stroke.

I would not brush them off.

These types will never be professionals, they lack the mind set to be in business, they are the wheeler dealers, the back lot car salesman, the door to door brush salesman, the "music man" who sold parents on his "think system" to play band instruments.

The house is obviously vacant old newspapers, overgrown brush, city violations in door, etc.

Sometimes they brush off the conversation whenever I bring it up.
