Ability to repay - can you as the borrower afford the payments based on the loan amount.Typically they will not take into consideration the mortgage on a new property that has not been taken out as that is new.

My borrower is refinancing the loan to hold the property (BRRRR) and I'm wondering if the new lender will have any concerns with this policy. 

It may be tempting to treat them as one property and do what is called "cross collateralization" in order to maximize the amount you can borrow.

I agree with the others-you need to stop paying for the utilities (or including it with the rent). 

I wish I had another work around for you, but I actually stopped using my business CC all together just to avoid the PITA "hacks" they offered as solutions.

Facepalm: the act of literally hitting yourself in the face with your palm out of frustration1 property is doing ok.1 property had a suncoast employee rent it and stopped paying after 1 month.

Or you can sell it, split the equity, and go separate ways.I'm not a fan of borrowing from family/friends unless all parties are honest and everything is documented in a written contract.
