If the HVAC is running out of life now, now is the time to look into replacing it.If you're proactive about problem items in the beginning, you won't feel blindsided and overwhelmed by things breaking down "out of the blue" every few months.Good luck.

I get that you want to do the right thing, but you have to think about it like this:No matter how unlikely it may be, if you were to be blindsided by some HUGE, unforeseen expense and you needed that income to pay the mortgage on your own home; your bank doesn't care that you were trying to help a grandma and her three grand-kids.

@Jay Hinrichs maybe we are missing the boat..it cant hurt to protect your passive income..with a non binding partnership. and considering the tenant may already have child support or debt collection taken out ..this is just another deduction..another upside if the tenant looses their job we get a heads from the employer and not blindsided by being 4 months behindif offer is rejected..its rejected..but if the employer agrees..it a new avenue to pursue
