Loan terms are 30 years fixed and there are 10 year IO options available.Lenders will require a Passport, Verification of Residence (Mortgage Statement, Utility Bill, etc..), Either a US credit report or credit trade line history in your country of origin, US Entity documents (EIN, Operating Agreement, Articles of Organization,), 2 months bank statements for proof of closing, and 6-12 months reserves on top of closing costs and DP.

I just had a vacancy come up in the middle of a fourplex escrow and the seller had the unit re-rented in under a week for $50/more per month. 6) Yes it's hot, but with individual metering the landlord doesn't foot the electric bill 7) Yes the market is competitive here, but mostly for 3/4 unit properties.

What I do for my units with shared meters is I charge 50% flat to each tenant which prevents waste I get no issues with any waste due to this but the ones that share electric bills do get many complaints due to the size of the bill.
