When those get public news attention, it will look real bad but again would not be a fair representation for the coins in any significant percentage.

While @Phillip Austin mentioned Raleigh is a higher returns its just very much a appreciation market, you will not find rentals that cashflow, so depending on your goals its a good or bad market.

One has a little bit of a steep driveway, but not too bad.

Those that do are either 1) in areas that are bad and usually only "cash flow" on paper or 2) with exceptionally good deals.

They’re making sure they are aware of anything bad happening or issues they need to be aware of.

Not too bad, especially in a market that’s been anything but easy.But let’s be honest—it’s not all smooth sailing.

I have heard both the good and the bad sides of investing out of state and so I am curious to know what other's experience has been? 

But having a backup or two isn’t a bad idea, especially if deals start flowing faster than one person can handle.Good luck finding the right team!
