Are these all smaller tenants or is there an anchor??

Unless they dragged heavy objects like boat anchors and dogs were not allowed then it's normal wear and tear and not chargeable.  

Depends on what your practice is anchored in.Don't discount the thought of a performing note purchased at a discount and refinancing the borrower into a better loan.

These aspects are not just some banker's opinion, they are anchored in economics and accounting rules as well as regulations banks must abide by.

The typical methods I've seen (and used myself) on both interior and exterior block walls is to anchor vertical strips along the wall with Tapcon screws or masonry nails.
