My first reaction is shock that you could buy a place for 25k, put in only 25k of renovations and the value would be 100k. 

Same as all the others, 4 season reaction and great lifestyle.

Under the 50% rule, $700/month is eaten up if the gross rent is $1,400, and the other $700 will go to the mortgage (I think it's 680 or so), which means net rental cash flow would be nothing...not a very strong case to rent@Daniel Burke Not *100%* decided, but that was our knee jerk reaction.

My initial reaction, as I would advise any client is to start eviction.

When they see it likely their first reaction will be...Oh look honey our new landlords thinks we are filthy pigs incapable of keeping the place clean.Keep in mind all tenants secretly resent their landlord.

So with that reaction and the first rent payment being 1 day late, which was an address error on his part, we decided to go with a 6 month lease.

I don't remember seeing the video on Brian's page before signing up with him, but even if I had it wouldn't have deterred me as I am not afraid of being pushed and I am not allergic to curse words.

Without knowing more of the situation I can't say for certain but my initial reaction would be no you should not take them off.
