I just use Word (well LibreOffice) to create the pages either in the word processor or their version of PowerPoint.

@Amanda McAvena I could see myself using the less expensive version of this in out of stare/area markets.

I'm specifically looking at the Pro version to get all of the functionality.  

There is a free version, but I use it so much that ran over the first week of use.

I would say that I subscribe to a modified version of his seven steps.  

For context, I don't plan on doing more REI on other properties for the next 5-6y either, so it's either I do some version of this investment (with a construction loan @ 65% LTV) or keep the downpayment part (35%) in the stock market.
