There is a 12 month loan seasoning requirement for a cash out loan, and fha and Va have seasoning requirements for rate and term refinance, but assuming as it is investment property that is not applicable.

First, Austin made a good part about potentially having two loans, most lenders were still getting their clients into government loans ie FHA, VA, & USDA with rates in the high 3s in early 22, now it is high 5s/low 6s.

That is literally unheard of in California   Yea I know, Im in VA and still invest in VA for rentals but most the opportunity I have seen is in certain cities in NC.

We're looking to move the family soon and use my VA loan to do so.

Im in VA and invest in VA and NC that have much more attritive options/cities in my opinion.

I qualify for a VA loan but my question centers on the requirements. 

Does any one have suggestions for property management companies they have had success with in the Richmond, VA area?
