Hello Biggerpockets Community, This is my first post as I am trying to utilize BiggerPockets more. 

The setup for a bullish Spring real estate season is palpable.Let’s get into it.Project Update: North Nashville Duplex Construction has begun on a cozy duplex I picked up in North Nashville a couple months ago, a lovely little transitioning neighborhood just an 8-min Uber to downtown (yes “cozy” is real estate parlance for small, but it will be cozy!).

Thinking of picking up my first property in western MA soon.

So - somewhere 2 hours away, or somewhere you like to vacation in, or where all your family lives, or where you plan to move someday.Too many people are trying to do exactly what you're doing - pick a market based on a formula - and they end up buying a random 'cheap' property thousands of miles away, turn it over to people they've never met or even spoken to, and then... lose money.  

Even so, you will likely be asked to verify you are living there via utility bill or multiple letters from 3rd parties.Cheers!

The above rate will either be NNN or you need to estimate insurance, property tax and utilities and deduct.  

I normally pick and choose the events I go to based on what will be discussed. 

Also I have not worked out the financing yet. if I just use my cash then the Cash on Cash drops to 8 or 9% and that would be below my Cash on Cash target.Generally speaking and of course just numbers I picked out of the air for reference when running numbers in my head, I am looking for Cash on Cash greater than 15%, high probability of long term occupancy, and no expected major Capex for 2.5 years after purchase and purchase time repairs which I would add into the cash on cash evaluation before pulling the trigger.So there are some more details to be worked out in my head but being it is my first one and only learning what I could from youtube videos I thought I would get some feedback.With all that said, in my head it seems like it could be a good start.Thanks again Jaycee and Gavin for your feedback.

I randomly picked three OTC parcels in an Arizona county and did some basic research.

I plan to put a $600 utility cap in the lease.
